From the cozy front porch, you'll enter the main foyer of the 1st floor. There are 3 bedrooms on this first floor as well as the laundry area. Head up to the 2nd floor for the main open-concept area. Grab a snack for movie night on the 60" TV. Show off your chef skills in the fully equipped kitchen. The dining table seats 8, or you can snack and relax on the balcony. There is a convenient half bathroom off the kitchen. The 2nd floor includes another king suite with a bathroom you just have to see! The kids can head to the 3rd floor to the bunk room with an awesome balcony view and convenient wet-bar area. And the best part of this home is the proximity to the beach with the boardwalk steps away from your front door!

Summer’s Edge is tucked along quiet tree-lined streets where kids can ride bikes and play. Only one side of the main street, is open while the other side is gated for owners, but rarely used. The neighborhood has 2 community pools, one at the end of S. Ryan (near the beach access point) that is heated seasonally and another pool on Chelsea Loop.
Named for the thick grove of oak trees lining its coastline, Seagrove Beach is located in the heart of 30A. There's no better spot to experience everything 30A has to offer! Rent a bike and jump on the 20-mile bike trail that runs right up the road. Visit famous Seaside and Grayton Beach State Park to the West. Head East and discover more of Seagrove plus the wonderful coastal communities of Alys Beach and Rosemary Beach. Enjoy the boutique shops, fabulous restaurants, and beautiful state parks in each of these communities.

We had an overall good stay, and the home itself worked very well for our group. The rooms and bathrooms were spacious, with plenty of room for all 10 of us to spread out comfortably.There are a few details that would have been very helpful to know ahead of time. The listing mentions private beach access, but it should clarify that the closest beach access is Ramsgate beach access and it is a narrow area with restrictions—tents, canopies, and Shibumis are not allowed, only umbrellas. We brought our own shade setup but couldn’t use it and ended up buying umbrellas locally to avoid high rental costs (50/day for umbrella 2 chairs or 20/day for umbrella only), which added up for our group.It would also help to note that beach chairs are provided, as we packed our own unnecessarily. Additionally, there was no mention of the key fobs needed for beach and pool access. We eventually found them in a bowl on the counter, but a note in the check-in instructions would have prevented confusion.Overall, a good stay, but clearer communication would make a big difference for future guests.

Beautiful house, truly steps to the beach! Bedrooms and bathrooms were roomy for our family of 10. They provided extras like sink soaps and paper product starters. The coffee shop, ice cream and shopping was within walking distance. We really enjoyed our stay. The beach is beautiful and there is a beach service for chairs and umbrella. The ac had a small hiccup but was fixed asap and no issues after that, helpful and friendly after hours service line. The only thing I could have asked for was a broom. There was a vacuum but sand! Lol! We would rent from here again! Great family beach house!

We loved this home. It was perfect! The location is great! We have stayed all over 30A and this is top 5 for me. The only thing I would recommend is more gate entry keys for the pool and beach access. With a large family 2 became very inconvenient at times.

The main issue I have for the property is that the online guide did not align with the property. It talked about "trash chutes near elevators" and "trash bins/dumpsters in the parking lots" which would apply to a complex, not to private homes. And trash pick-up days were not listed. We discovered that when other houses put out their rolling trash bins. It also did not point out that a fob (2 provided in a bowl in the kitchen) must be used to get through a gate to exit the area when walking to the beach. We also had to ask for the check-out instructions (what needs to be done in the house) or how to signal we had departed. Finally, this should be a HOA-like-governed group of houses (Ryan St and Chelsea Loop) and should be bought in somehow to allow renters access to the beach just south of the property. Renting this house should not require you to drive to a "public beach access" area. From what I could see the beach south of the property was marked as "private" - FL ridiculousness.
